To prevent this Sheriff's Sale you must take immediate action:

2. You may be able to petition the Court to set aside the Sale if the bid price was grossly inadequate compared to the market value of your property.
3. The Sale will go through only if the Buyer pays the Sheriff the full amount due on the Sale. To find out if this has happened you may call Albertelli Law at (856) 724-1888.
4. If the amount due from the Buyer is not paid to the Sheriff, you will remain the owner of the property as if the Sale never happened.
5. You have a right to remain in the property until the full amount due is paid to the Sheriff and the Sheriff gives a Deed to the Buyer. At that time, the Buyer may bring legal proceedings to evict you.
6. You may be entitled to a share of the money which was paid for your house. A Schedule of distribution of the money bid for your house will be filed by the Sheriff on a date specified by the Sheriff not later than thirty days after the sale. This schedule will state who will be receiving that money. The money will be paid out in accordance with this schedule unless exceptions (reasons why the proposed distribution is wrong) are filed with the Sheriff within ten (10) days after.
7. You may also have other rights and defenses, or ways of getting your house back, if you act immediately after the Sale.

NOTICE TO CREDITORS OF THE TERMINATION OF YENRAB LLC
You are hereby notified that Yenrab LLC, a limited liability company created under the laws of the Commonwealth of Pennsylvania (the "Company") and which did business as "Fitch Cottage," has filed a Certificate of Termination. The Company has ceased conducting business, has collected its assets, has paid or made provision for all known debts, obligations and other liabilities of the Company and has distributed its remaining assets to its member.
All persons having claims against the Company should mail their claims to the Company at:
(a) Yenrab LLC, c/o Registered Agents Inc., 502 W. 7th ST., STE. 100, Erie, PA 16502;
AND
(b) Yenrab LLC, c/o P. Milberger, Member, 5047 Brook View Road, Crozet, VA 22932.
Claims must contain the following information:
(1) The name and mailing address of the claimant;
(2) The amount of the claim, including any finance charges or interest that is accruing; and
(3) An explanation of the circumstances under which the claim arose sufficient to apprise the Company of the nature of the claim and determine the extent to which it is liable for payment.
Claims should be submitted even if the amount has not been finally determined or existence of the claim is in doubt.
All claims should be submitted within two (2) years from the date of this notice. All claims against the Company will be barred unless the claimant initiates a proceeding to enforce the claim within two (2) years from the date of this notice.

At the instance of ADOPTION BY CHOICE, the petitioner in the above case, you, JOHN DOE, a/k/a JAVION, laying aside all business and excuses whatsoever, are hereby cited to be and appear before the Orphans' Court of Erie County, Pennsylvania, at the Erie County Court House, Court Room No. 217-I, the Honorable Joseph M. Walsh, III, City of Erie, Pennsylvania, on May 16, 2024 at 3:00 p.m., (rescheduled from prior dates after the filing of Motions to Continue) and then and there show cause, if any you have, why your parental rights to Baby Girl V, a female minor child, born December 3, 2022 at Magee Womens UPMC Hamot, Erie, Pennsylvania, should not be terminated, in accordance with the Petition For Involuntary Termination Of Parental Rights filed on May 5, 2023 and the Amended Petition For Involuntary Termination Of Parental Rights filed on June 22, 2023 at the above term and number. The Amended Petition alleges you, by conduct continuing for a period of at least six (6) months immediately preceding the filing of the petition, either have evidenced a settled purpose of relinquishing parental claim to the child or have failed or refused to perform parental duties. You hereby are notified that the Confirmation of Consent of the Natural Mother of Baby Girl V., R.V., also a minor, will take place on May 16, 2024 at 2:00 p.m. before the Honorable Joseph M. Your presence is required at the hearing. If you do not appear at this Hearing, the Court may decide that you are not interested in retaining your rights to your child and your failure to appear may affect the Court's decision on whether to end your rights to your child.
