Notice is hereby given that a public auction sale of the Debtor's personal property described below will be held on Wednesday, September 25, 2024 beginning at 10:00 a.m. sharp. The auction will be conducted at the Debtor's former place of business, 10534 Route 97 North, Waterford, PA 16441 by Ace Auctioneers & Liquidators, Inc.
The personal property to be sold includes trucks, trailers and other vehicles; tools and shop equipment; office furniture and office equipment, including a 15' x 30' log cabin, mobile office building wired for electricity, all of which is more fully described (with photographs) on the Auctioneer's website at aceauc.com.
The terms of sale include the following: All goods to be sold "as is where is" and subject to a 10% buyer's premium to be added to the final bid price. Registration begins at 8:30 a.m. on the day of sale. Preview and pre-registration is available on Tuesday, September 24, 2024 between 10:00 a.m. and 2:00 p.m. A comprehensive discussion of the terms of sale, together with directions to the auction site, are also included on the Auctioneer's website at aceauc.com.

NOTICE OF BANKRUPTCY SALE
On July 29, 2024, the following parties filed voluntary petitions for bankruptcy relief: Guardian Elder Care at Clarion, LLC, Guardian Elder Care at Erie II, LLC, Guardian Elder Care at Hastings, LLC, Guardian Elder Care at Johnstown, LLC, Guardian Elder Care at Lewistown, LLC, Guardian Elder Care at Oil City, LLC, Guardian Elder Care at Shippenville, LLC, Guardian Elder Care at Titusville, LLC, Guardian Elder Care at Uniontown, LLC, Guardian Elder Care at Warren, LLC, Guardian Elder Care at Waynesburg, LLC, and Guardian Healthcare Home Office II, LLC (collectively, the "Cuarzo Portfolio Debtors") in the United States Bankruptcy Court for the Western District of Pennsylvania (the "Court"), and are jointly administered under Case No. 24-70299 (JAD) (the "Bankruptcy Case"). The sale and transfer of the Transferred Assets to the New Operators will be free and clear of all liens, claims, encumbrances, and other interests, and free and clear of any successor liability or similar claims or remedies of any kind.

OBJECTIONS TO THE SALE MOTION, IF ANY, (I) MUST BE IN WRITING, (II) CONFORM TO THE APPLICABLE PROVISIONS OF THE BANKRUPTCY CODE, BANKRUPTCY RULES, AND LOCAL RULES, (III) STATE WITH PARTICULARITY THE LEGAL AND FACTUAL BASIS FOR THE OBJECTION, AND (IV) BE FILED WITH THE COURT NO LATER THAN SEPTEMBER 9, 2024, AT 4:00 P.M. (PREVAILING EASTERN TIME) ("OBJECTION DEADLINE").
